These terms govern your use of the Plumb website at askplumb.com and, unless a separate written agreement says otherwise, the Plumb platform. Please read the sections on professional advice and liability carefully - they affect your legal rights.

01 About these terms

By using our website or platform you agree to these terms. If you are using Plumb on behalf of an organisation, you confirm you are authorised to bind that organisation. Where your organisation has signed a separate order form or master agreement with us, that agreement takes precedence over these terms to the extent of any conflict.

03 The service

Plumb is an AI-assisted pre-bid due diligence tool for industrial and logistics property. It gathers public and licensed records - planning, title, environmental and infrastructure data - and structures them, with citations, into a pre-bid view of a site. Plumb is a decision-support tool for professional users. It does the gathering, structuring and citing so that your team's judgement is faster, more consistent and easier to defend.

04 Not professional advice

Plumb does not give advice and is not a substitute for it. Its outputs are information and analysis, not legal, planning, surveying, environmental, valuation, tax, investment or other professional advice, and they do not constitute a recommendation to bid, buy, sell or transact.

Verify before you rely. Source records can be incomplete, out of date or wrong, and automated extraction can make mistakes. You must independently verify any fact, figure, constraint or citation - ideally against the cited source and with appropriately qualified advisers - before relying on it for a bid or transaction. Plumb is designed to show its working precisely so you can check it.

You remain solely responsible for your decisions and for the professional advice you obtain.

05 Accounts & eligibility

The platform is for business users aged 18 or over. You are responsible for keeping your sign-in credentials secure, for activity under your account, and for ensuring the people you give access to comply with these terms. Tell us promptly at hello@askplumb.com if you suspect any unauthorised use.

06 Acceptable use

You agree not to:

  • use Plumb for any unlawful purpose, or in breach of the terms of any underlying data source;
  • scrape, bulk-export, resell or redistribute the service or its outputs except as expressly permitted;
  • copy, reverse engineer, or attempt to derive the underlying models or source code, except to the extent the law does not allow that restriction;
  • upload anything unlawful, infringing, or that you have no right to provide;
  • interfere with, probe or attempt to gain unauthorised access to the service, or circumvent its security or usage limits;
  • use the service to build a competing product.

07 Intellectual property

Plumb, its software, design system, brand and all related intellectual property belong to Plumb AI Ltd or its licensors. We grant you a limited, non-exclusive, non-transferable right to use the service for your internal business purposes while these terms are in force. You keep ownership of the content and instructions you submit, and you grant us the licence we need to operate the service, provide your outputs and improve and secure the platform.

08 Third-party data & AI output

Plumb draws on third-party and public datasets (for example HM Land Registry, the Environment Agency, and local planning authorities). That data is owned by its providers and may be subject to their own licence terms; we make no warranty as to its accuracy, completeness or currency. Parts of the service use automated and AI techniques to extract and summarise information - these can produce errors or omissions, which is why section 4 (verify before you rely) applies to everything the service produces.

09 Fees

Where the platform is provided under a paid plan, the fees, billing and renewal terms are set out in the applicable order form or subscription. Except where the law requires otherwise, fees are non-refundable. Our website and these terms are not an offer of any particular price.

10 Warranties & disclaimers

We provide the service with reasonable care and skill. Beyond that, and to the fullest extent permitted by law, the service is provided "as is" and we exclude all implied warranties, including fitness for a particular purpose and that outputs will be accurate, complete, uninterrupted or error-free. Nothing in these terms excludes the statutory rights you have that cannot lawfully be excluded.

11 Limitation of liability

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited.

Subject to that, and to the fullest extent permitted by law:

  • we are not liable for loss of profit, revenue, opportunity, goodwill, or anticipated savings, or for any indirect or consequential loss; and
  • we are not liable for any loss arising from a bid, acquisition or transaction decision you make, including any reliance on the service contrary to section 4; and
  • our total aggregate liability arising out of or in connection with the service in any 12-month period is limited to the greater of the fees you paid us for the service in that period and £100.

If you use the service free of charge, our aggregate liability to you is limited to £100.

12 Term & termination

These terms apply while you use the service. We may suspend or end your access if you breach them, if required by law, or to protect the service or other users. You may stop using the service at any time. Provisions that by their nature should survive - including intellectual property, disclaimers, liability and governing law - continue after termination.

13 Changes

We may update these terms and the service from time to time. The version and date above show the current edition; material changes will be notified on this page or to account holders. Continuing to use the service after a change means you accept the updated terms.

14 Governing law

These terms and any dispute arising out of them are governed by the laws of England & Wales, and the courts of England & Wales have exclusive jurisdiction.
